How much equity can I unlock from my NZ property?
Usable equity at 80% LVR equals 80% of your property value minus your outstanding mortgage. On a property worth $900,000 with a $350,000 mortgage, you could access up to $370,000 at 80% LVR (or $280,000 at 70% LVR). Lenders also assess income, credit history and the intended purpose before approving any equity release.
What can I use unlocked equity for in NZ?
Common uses include: home renovations or extensions, purchasing an investment property, consolidating higher-interest debt, funding a business investment, or gifting toward a family member's home deposit. Lenders assess each purpose separately and may apply different LVR limits depending on the use.
What is LVR and how does it affect equity access?
LVR (Loan to Value Ratio) is your mortgage balance as a percentage of your property's value. The lower your LVR, the more equity you have and the more you can potentially unlock. RBNZ restrictions limit high-LVR lending, so lenders typically cap total lending at 80% LVR for owner-occupiers and often lower for investment purposes.
Do I need to refinance to unlock equity?
Not necessarily. You can unlock equity through a top-up loan with your current bank, or by refinancing to a new lender. A top-up is simpler and faster. Refinancing may offer a better rate but involves legal fees and a new application. Either way, your lender will assess serviceability before approving.
